How the process works
- Eligibility review. We look at your income, existing loans, credit report and any security offered, and tell you a realistic loan amount before you commit to a purchase or a project.
- Document checklist and file preparation. A checklist made for your case, then a complete, consistent file: income documents, financial statements, bank statements, KYC and security papers.
- Lender comparison. We compare the interest rate, processing fee, reset terms, prepayment conditions and security required by lenders that suit your profile, so you choose with the full cost in front of you.
- Application and follow-up. We submit the file and handle the lender's questions, the legal and valuation checks on any property, and further documents.
- Sanction letter review. Before you accept, we check the amount, rate type and benchmark, tenure, charges, security and covenants.
- Disbursement. We coordinate documentation and disbursement, including stage-wise payments for under-construction property and limit set-up for business loans.
Why business owners and professionals need a CA
For a salaried applicant the lender reads a salary slip. For a business owner or professional it reads the income tax returns and financial statements, and only what is declared there counts. Lenders typically average two or three years of ITRs, add back items such as depreciation, and look for steady or growing profit. For business loans they also want projections and a CMA report. We:
- prepare and review the ITRs, profit and loss account and balance sheet the lender will rely on;
- reconcile turnover in GST returns, bank statements and ITRs so there are no questions;
- prepare CMA data, projected financials and the project report for business and machinery loans;
- explain one-off losses or unusual years in a note the credit team can accept;
- plan future returns well ahead of a loan application, through our income tax filing service.

Each lender's list differs slightly; we give you the exact list once we know the lender and the loan.
Common reasons loans are rejected
- Low credit score or recent missed EMIs and credit card dues.
- EMIs too high for the income: existing loans already use most of the lender's FOIR limit.
- Income not reflected in the ITR for self-employed applicants, or turnover that does not match GST returns.
- Short job or business history, or a very recent job change.
- Security issues: unclear title, unapproved construction or a missing occupancy certificate.
- Too many applications in a short time, each of which shows as an enquiry on your credit report.
Most of these can be fixed or worked around if they are spotted before you apply.
